How to Value a Service Business in Northeast Florida

Valuing a service business has its own nuances compared to retail or manufacturing, and understanding those nuances can help you both interpret your current value and take steps to increase it.
Why Service Businesses Are Valued Differently
Service businesses don’t typically have a lot of hard assets, inventory, equipment, or real estate, that anchor their value. Instead, their value comes primarily from their earnings power: how much money the business generates for its owner, and how confidently a buyer can expect that to continue after the sale.
This makes cash flow (specifically Seller’s Discretionary Earnings, or SDE) the most important number in a service business valuation. And it makes transferability, the question of whether the business can run without the current owner, the most important qualitative factor.
The SDE Multiple Method
Most service businesses in Northeast Florida are valued using a multiple of SDE. Your SDE starts with your net profit and adds back your salary, personal expenses run through the business, depreciation, and one-time costs. The result is the true annual earning power of the business.
A market-based multiple is then applied. For service businesses, this typically ranges from 2x to 3.5x for smaller businesses, and can go higher for larger, well-established companies with recurring revenue.
A home services business generating $150,000 in SDE, for example, might sell for $300,000 to $450,000 depending on quality factors. A larger professional services firm generating $600,000 in SDE might command a multiple of 3x to 4x or more.
The Owner Dependency Problem
Here’s the biggest challenge for most service business owners: if you are the business, you’ll struggle to get full value when you sell.
If customers hire you specifically because of your expertise, your relationships, or your personal reputation, and there’s no one else in the business who can step into your shoes, buyers will discount the business significantly. They’re worried you’ll leave and the revenue will follow.
The good news: this is fixable with time and intention. Hiring and training a qualified manager or lead technician, transferring key customer relationships to other team members, and documenting your processes all reduce owner dependency and increase value.
What Else Drives Value in a Service Business
Recurring revenue: Service contracts, maintenance agreements, and subscription-based customers are gold to buyers. They represent predictable, reliable income that doesn’t have to be re-earned every month.
Customer diversity: A service business with 200 active customers is worth more than one that depends on 10 large clients. Diversity protects the buyer from revenue loss if any single customer leaves.
Online reputation: In Northeast Florida’s market, Google reviews and referral-based business are critical. A strong, well-reviewed online presence tells buyers that the business attracts customers organically.
Team in place: Experienced, reliable employees who plan to stay after the sale increase buyer confidence and reduce transition risk.
Clean financials: Three years of organized, consistent financial records with clearly documented add-backs make the SDE number credible and help buyers get financing approved.
