What does a business broker actually do?

I help business owners sell their company the right way, and I help buyers find and acquire the right one. That covers valuing the business, packaging it confidentially, finding and qualifying serious buyers, managing negotiations, and guiding the deal through due diligence to closing. My job is to protect your value and your privacy while keeping the process moving so you can keep running your business.

Do I have to be ready to sell to talk to you?

Not at all. A lot of the owners I work with are a year or more away from selling, or simply want to know where they stand. The earlier we talk, the more time you have to fix the things that quietly cost you money at the closing table. There is no pressure and no obligation. The first conversation is free.

What areas do you serve?

I am based in St. Augustine and work with business owners across the entire state of Florida. My home market is Northeast Florida, including St. Augustine, Jacksonville, St. Johns County, Duval County, Clay County, and Flagler County, and through Truforte Business Group I represent sellers statewide, from Orlando and Tampa to Miami. I am a licensed Florida business broker with Truforte Business Group, which gives me a statewide network of buyers and resources.

Are our conversations confidential?

Yes. Confidentiality is the foundation of everything I do. Nothing is shared, and your business is never named publicly, without your permission. Buyers sign a non-disclosure agreement before they ever learn which company is for sale. Protecting your employees, customers, and competitors from finding out before you are ready is one of the most important parts of my job.

How much is my business worth?

Most small businesses sell for a multiple of their seller’s discretionary earnings, which is your real profit after adding back owner pay and one-time or personal expenses. The multiple depends on your industry, your growth, how dependent the business is on you, and the quality of your books. The honest answer is that it varies, which is why I give every owner a data-backed valuation rather than a rule-of-thumb guess.

How do you value a business?

I start by recasting your financials, which means normalizing your earnings to show what the business truly generates for an owner. From there I assess the factors buyers actually pay for: recurring revenue, customer concentration, owner dependency, growth trend, and how clean and verifiable your records are. Then I benchmark against comparable sales to land on a defensible range you can stand behind.

Is the online valuation calculator accurate?

It gives you a solid, data-informed ballpark in a few minutes, and it is a great starting point. It cannot see the details that move a real valuation up or down, like the strength of your team or your lease terms. Think of it as the first conversation, not the final number. Fees
What do you charge, and are there upfront fees?

There are no upfront fees to sell your business with me. I work on a success fee, which means I am paid a commission only when your business sells and you get paid. My incentives are tied directly to getting you the best outcome. We will go over the exact terms clearly and in writing before you commit to anything.

The Selling Process
How long does it take to sell a business?

For a well-prepared, fairly priced business in Northeast Florida, the typical range is six to nine months from listing to closing, though it can move faster or slower depending on the business, the price, and the financing. The biggest delays usually come from messy financials or unrealistic pricing, which is exactly why preparation pays off. We will set a realistic timeline up front so there are no surprises.

How do you keep my sale confidential from employees and competitors?

Your business is marketed with a blind profile that describes the opportunity without naming or identifying you. Every buyer signs a non-disclosure agreement and is qualified before receiving any sensitive details. We control exactly what information is released and when, so your team and your competitors do not learn anything until you decide the time is right.

What happens to my employees when I sell?

In most small-business sales the buyer wants to keep the team, because your people are a big part of what they are buying. We plan the timing and the message around your employees carefully, usually telling them after the deal is firm, so the transition feels stable rather than alarming. Protecting the people who helped you build the business matters, and it is something we handle deliberately.

Can you help me buy a business, not just sell one?

Yes. I work with buyers throughout Florida to find the right business, evaluate it honestly, and structure an offer that makes sense. Do I need an SBA loan to buy a business?

Not always, but SBA financing is one of the most common and powerful ways to buy a business, often letting qualified buyers acquire a company with a lower down payment than they expect. Seller financing can also play a role. I will walk you through the realistic financing options for your situation and connect you with lenders who actually understand business acquisitions.
